What Is Exterior Foundation Waterproofing?
Exterior foundation waterproofing is a below-grade repair method used to protect foundation walls from water entering through cracks, joints and porous concrete. The process typically involves excavating along the exterior foundation wall down to the footing so the wall and drainage system can be properly accessed.
Once exposed, the foundation wall is cleaned and prepared. Minor cracks, surface defects and deteriorated areas are repaired or parged where required to create a suitable surface. A waterproofing membrane is then installed across the foundation wall, followed by a protective drainage board that helps direct groundwater down toward the footing drainage system.
Where required, the existing weeping tile may also be replaced or repaired. Clean drainage stone is installed around the footing drain before the excavation is backfilled.
Unlike basic damp-proofing, exterior foundation waterproofing is designed to provide a continuous water-resistant barrier and improve drainage along the outside of the foundation.

Signs You May Need Exterior Foundation Waterproofing
Water Entering Through Multiple Areas
Moisture or water appears along several sections of the basement wall rather than through one visible crack.
Widespread Basement Dampness
Large portions of the foundation wall feel damp, stained or show signs of ongoing moisture.
Leaks Near the Wall and Floor Joint
Water entering where the basement wall meets the floor may be connected to drainage problems around the footing.
Deteriorated Exterior Protection
Older damp-proofing or exterior foundation coatings may crack, wear away or no longer provide effective protection.
White Deposits or Peeling Finishes
Efflorescence, bubbling paint or damaged finishes can indicate repeated moisture movement through the foundation wall.
Drainage or Weeping-Tile Problems
Blocked, damaged or aging footing drains may prevent groundwater from draining away from the foundation properly.
Water entering through several areas of a basement may indicate a larger exterior foundation or drainage problem. Exterior waterproofing may be recommended when the issue cannot be properly addressed with one isolated interior crack repair.
Our Exterior Foundation Waterproofing Process
Our exterior waterproofing process is designed to protect the foundation wall from outside water pressure and improve drainage around the footing. The exact scope depends on the condition of the foundation, site access and the existing drainage system.
1. Inspect the Foundation and Work Area
We review the visible signs of leakage, foundation condition, access, excavation depth and surrounding utilities before work begins.
2. Excavate to the Foundation Footing
The soil beside the foundation is excavated to expose the wall down to the footing. The work area is protected and excavated material is kept clear of the foundation.
3. Clean and Prepare the Foundation Wall
Loose material, dirt and deteriorated coatings are removed so the foundation wall can be properly inspected and prepared.
4. Repair Cracks and Surface Defects
Visible cracks, holes and minor damaged areas are repaired or parged where required to create a suitable surface for the waterproofing system.
5. Install the Waterproofing Membrane
A continuous exterior waterproofing membrane is installed across the prepared foundation wall, including corners, seams, penetrations and terminations.
6. Install Protective Drainage Board
A drainage board is secured over the waterproofing membrane to protect it during backfilling and help direct groundwater toward the footing drain.
7. Address the Weeping Tile and Drainage Stone
The footing drainage system is inspected and repaired or replaced where included in the scope. Clean drainage stone is installed around the weeping tile to support proper drainage.
8. Backfill the Excavation
After the waterproofing system is completed and inspected, the excavation is carefully backfilled. Final landscaping or hardscaping is completed separately unless specifically included.

Exterior Waterproofing vs. Damp-Proofing
Exterior foundation waterproofing and damp-proofing are not the same service. Damp-proofing is generally a basic exterior coating intended to reduce moisture transfer through the foundation wall. It may help with minor soil moisture, but it is not designed to stop significant water pressure or active basement leaks.
Exterior waterproofing provides a more complete system. It combines wall preparation, crack and surface repairs, a continuous waterproofing membrane, protective drainage board and proper drainage at the footing.
Damp-Proofing
-
Basic moisture-resistant coating
-
Commonly used during original construction
-
Helps reduce minor soil moisture
-
Limited protection against water pressure
-
Does not usually include drainage board or drainage-system repairs
-
May deteriorate or become brittle over time
Exterior Foundation Waterproofing
-
Continuous waterproof barrier
-
Designed for leaking or high-moisture foundations
-
Includes detailed corners, seams and penetrations
-
Protected by exterior drainage board
-
Directs water toward the footing drainage system
-
Can include weeping-tile inspection, repair or replacement
-
Provides stronger protection against groundwater and heavy rain
Foundation Drainage, Weeping Tile and Drainage Stone
Exterior waterproofing works best when water can drain away from the foundation properly. The waterproofing membrane protects the wall, while the drainage board, weeping tile and drainage stone help manage groundwater around the footing.

What Does Weeping Tile Do?
Weeping tile is a perforated drainage pipe installed beside the foundation footing. Water enters through the openings in the pipe and is directed toward a sump system, storm connection or another approved drainage outlet.
When weeping tile becomes blocked, damaged or surrounded by contaminated material, water can collect beside the foundation and increase pressure against the basement wall.
Why Is Drainage Board Installed?
Drainage board is installed over the exterior waterproofing membrane. It helps protect the membrane during backfilling and creates a drainage path that directs water downward toward the footing drain.
Why Is Clean Drainage Stone Important?
Clean drainage stone is placed around the weeping tile to allow water to move toward the pipe. Soil or fine material placed directly against the drainage pipe can reduce drainage performance and contribute to blockages.
Benefits of Exterior Foundation Waterproofing
Exterior foundation waterproofing addresses water at the outside face of the foundation before it can enter the basement. When combined with proper drainage at the footing, it provides a complete system for protecting below-grade foundation walls.
Stops Water at the Exterior Wall
A continuous waterproofing membrane helps block water from passing through cracks, joints and porous concrete.
Protects the Full Foundation Area
Unlike an isolated crack repair, exterior waterproofing can protect a larger section of foundation wall affected by widespread moisture.
Helps Reduce Basement Dampness
Controlling exterior water entry can help reduce damp walls, water staining, musty odours and moisture-related damage.
Improves Foundation Drainage
Drainage board, clean stone and functioning weeping tile help direct groundwater down and away from the foundation.
Protects the Waterproofing Membrane
Exterior drainage board shields the waterproofing layer during backfilling and creates a drainage path along the wall.
Supports Long-Term Basement Protection
A properly installed exterior waterproofing system provides durable protection against rain, snowmelt and groundwater around the foundation.
Exterior foundation waterproofing is designed to prevent water from entering through the outside face of the foundation wall. The system may include wall preparation, crack repairs, waterproofing membrane, drainage board, weeping tile and clean drainage stone.
The foundation is generally excavated down to the footing so the full below-grade wall and footing drainage system can be accessed. The exact depth depends on the property and foundation design.
Yes. Damp-proofing is a basic moisture-resistant coating. Exterior waterproofing provides a more complete barrier and drainage system intended for active leaks, groundwater and widespread foundation moisture.
Weeping tile may be inspected, repaired or replaced depending on its age, condition and the agreed project scope. Any required drainage work should be confirmed before the job begins.
The timeline depends on the length and depth of excavation, site access, soil conditions, utilities and foundation repairs required. Smaller sections may take several days, while larger projects can take longer.
Backfilling is included when listed in the project scope. Final landscaping, gardens, concrete, asphalt, decks, fences or other surface restoration should be listed separately unless specifically included in the quote.
Exterior waterproofing depends on weather, frozen soil, access and safe excavation conditions. The site should be reviewed before scheduling work during colder months.
Seal Pros Waterproofing Ltd. provides exterior foundation waterproofing for residential and commercial properties, subject to site access, project size and foundation conditions.
